Working exclusively with me to find and purchase your home provides numerous benefits and services. If you try to buy on your own, or simply rely on the seller’s agent, no one is representing you, or your best interests in one of the most important transactions you will make.  

In fact, exclusive buyer agency is the legal responsibility to look out for your interests.  Here is a list of the specific benefits you will receive by working with me as your exclusive buyer’s agent:
  • I will enter your requirements for a home into the multiple-listing service system.   Any time a property meets your specific criteria,   I will  e-mail that information to you.
  • I can assist you in getting pre-approved with a lender.
  • With pre-approval, your offer will be stronger because you have the ability to perform.  This eliminates the uncertainty for the seller.  You will also know the maximum amount that you can purchase.
  • I will give you my professional opinion regarding the price, location, and condition of any property that you are considering purchasing.  My opinion of price, location, and condition is detached and less emotional.
  • I will review and explain all the forms that you will be signing, disclosures, disclaimers, all the Federal and State mandated addenda, and so on.  You will have an explanation and reason for every form that you sign.
  • Once we have successfully negotiated a purchase agreement, I will help you select a home inspector.
  • After the inspection, I will review the report with you to determine if any negotiation is needed with the seller regarding repairs.
  • When the appraisal is completed, I will review it for accuracy. 
  • If there are any lender-required   repairs or conditions resulting from the home inspection or appraisal, I will negotiate these items with the seller’s agent.
  • I represent you, the buyer, and your best interests are always my number one concern.
  • Prior to signing all the closing documents, I will review them for accuracy and determine if all the conditions of the purchase agreement have been met.
  • This will protect you from any last-minute surprises and ensure a smooth closing.  
  • In most instances, my fee is paid by the seller at closing. You, the buyer receive all these services and benefits free of charge.
